ROOF REPLACEMENT, EXTERIOR UPGRADES & HISTORICAL PRESERVATION

This commercial roofing and historical preservation project at Barney’s Beanery included a full roof replacement, structural repairs, and exterior upgrades.

Every detail was completed with care to preserve the building’s historic character and architectural integrity. Modern roofing systems and waterproofing solutions were integrated to improve durability, safety, and long-term performance — without altering the property’s iconic appearance.

Project Scope of Work

Shingle Roof Replacement:

The existing shingle roof was replaced with high-quality, color-matched materials to maintain the original historic look while improving durability and weather resistance.

Flat Roof Replacement – Modified Bitumen:

The flat roof was removed and replaced with a torch-down modified bitumen system. This upgrade provides long-lasting waterproof protection and dependable performance for a high-traffic commercial property.

Staircase Restoration:

The rear entrance staircase was restored to preserve its original design while reinforcing structural safety and stability.

Roof Penetration Sealing and Waterproofing:

All rooftop penetrations — including air conditioning units, swamp coolers, and kitchen vents — were professionally sealed and waterproofed to prevent leaks and protect the structure from water intrusion.

Fascia Board Replacement & Painting:

Damaged fascia boards were replaced and painted in “Barney’s Green,” following historical preservation standards and maintaining the building’s recognizable branding.

Seamless Gutter & Downspout Installation:

Green aluminum seamless gutters and custom downspouts were installed to match the building’s historic character while improving drainage and water management.

Structural Repairs:

Deteriorated structural components were replaced to restore stability, improve safety, and extend the building’s lifespan.

Crawlspace Doorway Upgrade:

The existing wooden crawlspace doorway was replaced with an exterior-grade, water- and fire-resistant door to improve durability, safety, and code compliance.

Flat Roof Drainage Improvements:

Six new floor drains and scuppers were installed to improve water flow and significantly reduce the risk of ponding.

Custom Coping Metal Installation:

Custom coping metal was added along the front of the building to increase weather resistance while complementing the structure’s historic appearance.
